The Envelope

Trees left where they were, grading that moves water away from the terrace instead of toward it, and a drive that arrives at the short side of the house rather than the front door.

Spend the money on the roof, the windows, and the water. Everything else is a finish decision you can make twice.

Spray foam at the roofline, a mechanical room sized for service rather than for the plan, and window units heavier than what this price point usually gets. The structure is expressed rather than applied, and the beams line up with the window mullions, which almost never happens by accident.
