It is not a listing description and it is not a press release. It reads the way the house gets talked about standing in the driveway.
Sample text. Start with the site. Twelve acres of ridge above Lake Travis rewards a builder who reads the land before drawing the plan, and this one mostly did. Trees left where they were, grading that moves water away from the terrace instead of toward it, and a drive that arrives at the short side of the house rather than the front door.

Spray foam at the roofline, a mechanical room sized for service rather than for the plan, and window units heavier than what this price point usually gets. The structure is expressed rather than applied, and the beams line up with the window mullions, which almost never happens by accident.
Sample text. Where the plan gives ground: the primary bath spends two feet on a corner tub nobody will use, the pantry is a doorway short of genuinely useful, and the garage stair lands in the middle of the mudroom. None of those are dealbreakers. All of them are cheaper to change now than later.
